Sobha Projects in Bangalore: A Buyer's Review for 2026
RealtyWithJ Team
Bangalore property advisory
Sobha Limited is one of India's best-known residential developers. It is known above all for building its projects in-house. Bangalore is its home market. This review sets out where Sobha's main Bangalore projects actually are, what stage each one has reached, and how to judge one for your own budget.
Sobha Limited: Company Overview
Sobha was incorporated in August 1995 by PNC Menon, as Sobha Developers, and is listed on the BSE and NSE. It is a backward-integrated developer: it designs, builds and makes much of its own material.
Company Strengths
Core Strengths:
- Backward integration: Its own design and construction teams, plus manufacturing units for interiors, glazing and metal works, and concrete products
- In-house execution: The company controls finishing quality directly rather than through subcontractors
- Contractual business: Sobha also builds for corporate clients, which keeps its construction teams working at scale
Market Position
At a Glance:
- Incorporated: August 1995 by PNC Menon
- Listed: BSE and NSE
- Track record: The company reports over 150 million sq.ft delivered across about 580 real estate and contractual projects over 30 years
- Presence: Disclosures put it in more than 25 cities across 14 states
Company totals change every quarter. Check Sobha's latest investor presentation for current figures.
Sobha Projects in Bangalore
Sobha's large Bangalore communities sit mainly in the east (Panathur–Balagere, Whitefield, Gunjur) and the north (Thanisandra–Hennur). Three of its best-known addresses are below.
1. Sobha Dream Acres (including Tropical Greens), Panathur
Sobha Dream Acres is an 81-acre community on Panathur Main Road in Balagere, off the Outer Ring Road, in the Marathahalli–Varthur belt of East Bangalore. Tropical Greens is one of its phases. It is not a separate Whitefield project.
Project Facts:
- Location: Panathur Main Road, Balagere, off ORR (about 560087)
- Scale: 81 acres; Sobha lists about 6,500 apartments in total
- Configuration: Mostly compact 1 and 2 BHK homes; Sobha lists 2 BHK at about 1,007 to 1,020 sq.ft
- Price: Sobha's own page says "from about ₹83 to 86 lakh" for 2 BHK. Resale prices for completed phases vary
- Status: Phased. Early phases are complete and later phases are still under construction, so check the RERA date for the specific wing
Why buyers look at it: It is close to the ORR tech parks (Bellandur–Marathahalli) and is one of the most affordable ways into a Sobha community in the east. Because the community has so many units, rental and resale supply is high. That helps liquidity but limits how much rent you can charge.
2. Sobha Dream Gardens, off Thanisandra Main Road
Sobha Dream Gardens is a 17-acre project at Bellahalli, off Thanisandra Main Road, in North Bangalore. It is not in Electronic City.
Project Facts:
- Location: Kannuru Main Road, Mitganahalli, Bellahalli, off Thanisandra Main Road
- Scale: 17 acres, about 1,780 apartments in five RERA-registered phases
- Configuration: Compact 2 BHK (about 1,004 to 1,058 sq.ft on Sobha's listing)
- Price: Sobha lists 2 BHK from about ₹95 lakh
- Status: Under construction; Sobha shows the final phase completing by December 2027
Location context: The project is on the Thanisandra–Hennur side of the north, with access to Manyata Tech Park and towards the airport road.
3. Sobha City, Thanisandra Main Road
Sobha City is a Mediterranean-themed township of about 36 acres on Thanisandra Main Road, near Hebbal and Hennur. It is not in Devanahalli. Most of its apartment lines (such as Casa Paradiso, Casa Serenita and Santorini) are complete. Sobha Athena, a tower on about 1.37 acres that Sobha calls the township's last addition, is still under construction, with a starting price of about ₹1.59 crore on Sobha's site.
What to know:
- Mostly resale: Most of the township is now a resale and rental market
- Location: Close to Manyata Tech Park and the Hebbal–Hennur corridor, on the way to the airport road
- New inventory: Mainly Sobha Athena; check its RERA completion date
Quality and Construction Standards
How Sobha Builds
Sobha's main difference from other developers is that it does much of the work itself. Its interiors, glazing and metal works, and concrete products divisions supply its own projects. In principle, that gives the company tighter control over finishing quality than developers who rely entirely on subcontractors.
Specifications
Specifications differ between projects, from compact homes to luxury towers. Do not assume a standard list. Before you book, ask for the specification sheet covering flooring, kitchen, bathroom fittings, electrical, windows and lifts. Then compare it with a completed Sobha project you can visit.
Prices, Rents and Resale
Price Levels
Prices depend more on the micro-market and the unit size than on the brand. For context, ANAROCK put Bangalore's citywide average residential price at about ₹9,450 per sq.ft in Q2 2026, up from about ₹4,975 in 2019. Branded Whitefield projects cost well above that. For example, Sobha Windsor in Whitefield is listed on our site from about ₹16,500 per sq.ft. Sobha's compact-home communities in Panathur and Thanisandra cost less per home.
Rental Yield
ANAROCK reports Bangalore's average residential rental yield at about 4.6% (Q2 2026). Your own yield depends on what you paid, the rent you achieve and vacancy. Large communities with many similar units for rent tend to have very competitive rents. Before you buy, check current rental listings in the exact project.
Resale
Brand recognition helps resale, but we know of no reliable, published figures for "resale premium" or "time to sell" on Sobha properties. To judge liquidity, compare recent resale listings and actual transaction prices in the same project.

Comparing Sobha with Other Developers
Grading developers side by side ("excellent", "premium+") is a matter of opinion, so we do not publish those tables. To compare Sobha with Prestige, Brigade or others for a specific purchase, look at:
- Price per sq.ft on the carpet area for comparable units in the same micro-market
- The RERA completion date set against how the developer's past projects nearby were actually delivered
- Specification sheets side by side
- Resale prices and rents in completed projects nearby
Risk Assessment
Project Risks
- Delays: Even well-established developers miss dates. Check the RERA completion date and any extensions, and read the quarterly updates on the Karnataka RERA portal
- Phase mismatch: In large phased communities, the phase you buy may be years behind the phases already handed over
- Supply: Very large communities put many similar units on the resale and rental market at once
Market Risks
- Interest rates: Larger loans are more sensitive to rate changes
- Economic cycles: Demand at the premium end can slow when the economy does
- Area supply: Heavy new launches in East and North Bangalore can hold back price growth
Protections
- Every ongoing project must be registered with RERA, and 70% of buyer collections must go into a dedicated project account
- Sobha is a listed company, so its financial results are public each quarter
Upcoming and Ongoing Launches
- Sobha Neopolis, Panathur: a large launch of 1, 3 and 4 BHK homes from 2023, with RERA possession from around 2028 onwards depending on the phase
- Sobha Windsor, Whitefield: 3 and 4 BHK apartments; check the current possession status on the RERA portal
- Sobha Townpark, Attibele, and Sobha Royal Pavilion, Gunjur: on our site with current details
Sobha Rajvilas is a completed apartment project in Rajajinagar, central Bangalore. It is not a villa community in Devanahalli.
Tax Points for Investment Property
Tax rules for rental property are detailed, and India's new Income-tax Act, 2025 renumbered the sections from 1 April 2026. In broad terms:
- Home-loan interest on a let-out property is deductible against rental income with no upper limit
- A loss from house property that can be set off against other income is capped at ₹2 lakh a year. Any unabsorbed loss carries forward for up to eight years, against future house-property income only
- A flat 30% standard deduction on net annual value covers repairs and upkeep. There is no separate deduction for building depreciation or maintenance costs on residential let-out property
- Under the new tax regime, a house-property loss cannot be set off against salary income
Confirm how these apply to you with a chartered accountant.
Is Sobha Right for You?
Sobha tends to suit:
- Buyers who prioritise construction and finishing quality
- End users who want a large, managed community
- Long-term holders who can wait for possession in phased projects
Think carefully if:
- You need possession soon (check the RERA date for your specific phase)
- You are buying mainly for rental yield in a very large community, where competition among landlords is high
- Your budget is tight, because branded projects carry a premium over the micro-market
Conclusion
Sobha's in-house building model and long record in Bangalore make it a sensible developer to shortlist. Judge each project on its own merits, though: the exact location, the phase, the RERA date, the price per sq.ft of carpet area and real rental data matter more than the brand name.
