Emerging Areas in Bangalore Real Estate 2026: Devanahalli, Bagalur, Hoskote & More
RealtyWithJ Team
Bangalore property advisory
Established areas like Whitefield and Koramangala still command the highest prices. Many buyers are now looking further out, at corridors where land is cheaper and major roads or metro lines are open or under construction. This guide covers the main emerging areas, what is actually built, and the risks.
The New Growth Corridors: Why Emerging Areas Matter
Emerging areas let you buy in at a lower price before infrastructure is complete. The trade-off is real risk: projects get delayed, resale is slower, and some promised developments never happen. The sections below explain the logic and then look at each corridor.
Investment Logic for Emerging Areas
The idea is simple: buy where infrastructure is coming but not yet fully priced in. It works only when that infrastructure actually arrives.
Potential advantages:
- Lower entry prices than established IT corridors
- Room for appreciation as connectivity improves
- Choice of plots and larger homes
- Larger, newer townships
What drives growth:
- Metro lines under construction (not just announced)
- Ring roads and expressways that are open or nearly complete
- New office and industrial investment
- Airport-linked development in the north
What Has Actually Changed
The table below lists the main driver in each corridor and its status as of October 2026. We don't publish price projections for these areas because reliable, dated price data for most of them is thin. Ask for recent registered sale prices (from the Kaveri portal or a lawyer) in the exact village or project you are considering.
| Emerging Area | Key Growth Driver | Status (October 2026) |
|---|---|---|
| Devanahalli / Airport corridor | Airport, STRR, Blue Line | STRR (northern section) open since 2024; Blue Line airport section targeted for late 2027 |
| Bagalur | Blue Line (Bagalur Cross station), airport proximity | Under construction |
| Hoskote | STRR, Bengaluru–Chennai Expressway, NH-75 | Roads open; no metro |
| Jigani / Anekal | Industrial base, Electronic City spillover | Yellow Line ends at nearby Bommasandra (open Aug 2025) |
| Doddaballapur | STRR node, industrial area | STRR open; no metro |
1. Devanahalli & Airport Corridor: Growth Around the Airport
The Devanahalli corridor is anchored by Kempegowda International Airport and its Terminal 2, the northern section of the Satellite Town Ring Road, and an existing aerospace SEZ. Integrated townships on the airport side of the city, such as Embassy Springs, show the scale of development underway.
Strategic Location Advantages
Airport Connectivity:
- Next to Kempegowda International Airport
- The Blue Line metro to the airport is under construction, with stations including Yelahanka, Bagalur Cross and Doddajala
- BIAL is developing a mixed-use "Airport City" around the airport
Development Pipeline:
- Aerospace SEZ: The KIADB aerospace park near the airport hosts aerospace firms
- Devanahalli ITIR: ANAROCK notes a planned 1.33 million sq.ft GCC-focused IT park within the Devanahalli ITIR
- Aerospace and defence: ANAROCK also cites AXISCADES' proposed ₹6,000 crore aerospace, defence and AI hub in North Bangalore
- Caveat: In July 2025 the state government dropped its plan to acquire about 1,777 acres in Channarayapatna (Devanahalli taluk) for an aerospace park expansion, after a long farmers' protest. Do not rely on that expansion.
Investment Opportunities
Residential Projects:
- Prices: New projects listed on our site in Devanahalli start from roughly ₹8,000–9,900/sq.ft (apartments and plots); budget ₹35–65 lakh 2–3 BHKs are now rare from branded developers
- Developers: Prestige, Godrej, Brigade, Embassy and others are active
- Project Types: Integrated townships, plotted layouts, villas, mid-rise apartments
Projects on our site: Prestige Gardenia Estate, Godrej MSR City, Brigade Oasis, Prestige Sanctuary
Commercial Prospects:
- Offices and logistics linked to the airport
- Hospitality around the airport
- Retail as townships fill up
Infrastructure Development Timeline
Completed:
- Terminal 2 (inaugurated November 2022; domestic operations from January 2023, international from September 2023)
- STRR northern section, Dobbaspet–Doddaballapur–Devanahalli–Hoskote (2024)
- Existing road links to the city via the airport road (NH-44)
Under construction:
- Blue Line, Hebbal–Airport: Targeted for late 2027 (dates have slipped before)
- Airport City: Being developed in phases by BIAL
2. Bagalur: North Bangalore's Next Ring
Bagalur sits east of the airport road. It is still largely a land and plotted-development market, with apartment projects starting to arrive. Its main catalyst is the Blue Line's Bagalur Cross station on the airport road.
Connectivity and Jobs
Connectivity:
- Bagalur Cross station on the Blue Line airport section (under construction)
- Close to the airport and the STRR
- Reaches Hennur, Thanisandra and Manyata Tech Park by road
Jobs:
- Manyata Tech Park and the Hebbal–Thanisandra office belt
- Airport-linked employment
- Planned office supply in the North (see Devanahalli above)
Residential Development Trends
Project Types Available:
- Plotted developments: The most common format
- Apartments: Growing mid-segment supply
- Villas: A small number of gated villa projects
Developers:
- A mix of national and local developers. Check each project on the Karnataka RERA portal.
Investment Considerations
Growth Drivers:
- The metro station at Bagalur Cross
- Spillover from Hennur and Thanisandra prices
- Airport proximity
Risks:
- Rental demand is still developing
- Plotted layouts need careful title, conversion (DC) and khata checks
- Resale can be slow until infrastructure is in place
3. Jigani & Anekal: Industrial South
Jigani's KIADB industrial area and the wider Anekal taluk form South Bangalore's industrial belt. Housing demand comes from the industrial workforce and from spillover from Electronic City, and the Yellow Line metro now ends at nearby Bommasandra.
Industrial Base
What is here:
- Jigani KIADB industrial area (engineering, electronics and pharma units)
- Bommasandra industrial area and Electronic City nearby
- Logistics and warehousing towards Hosur
Note: Toyota Kirloskar's car plants are at Bidadi, west of Bangalore, not in Jigani.
Strategic Location:
- Road access to Hosur Road and Bannerghatta Road
- Close to Hosur and the Tamil Nadu industrial belt
- The Yellow Line metro at Bommasandra (open since August 2025)
Real Estate Opportunities
Demand Drivers:
- Industrial and IT workforce
- Families priced out of Electronic City
- Lower land prices
Property Types:
- Compact homes: 1–2 BHK apartments
- Larger homes: 3 BHK apartments and villas
- Commercial: Local retail and services
Outlook
What to watch:
- How the Yellow Line affects demand around Bommasandra and Hebbagodi
- Road improvements to Jigani and Anekal
- The STRR southern section near the Bannerghatta eco-sensitive zone, which is on hold
4. Doddaballapur: A Satellite Town on the STRR
Doddaballapur is an established industrial town north-west of the airport and a node on the Satellite Town Ring Road. It suits patient buyers looking at land.
Infrastructure
Satellite Town Ring Road (STRR):
- An orbital highway of about 280 km linking satellite towns around Bangalore
- The Dobbaspet–Doddaballapur–Devanahalli–Hoskote section is open
- Industrial and logistics activity is growing along the road
Local Economy:
- The Doddaballapur industrial area (textiles, apparel, engineering)
- Proximity to the airport
Investment Considerations
Affordability:
- Among the lower land prices in the Bangalore region
- Mostly plotted developments
Risks:
- No metro, and a long commute to the main IT hubs
- Agricultural land conversion and approval issues: check DC conversion, layout approval and khata carefully
- Thin resale market
5. Hoskote: The Eastern Highway Junction
Hoskote, east of Whitefield, is where the STRR, NH-75 (Old Madras Road) and the start of the Bengaluru–Chennai Expressway meet. Large township launches have arrived. ANAROCK recorded one Hoskote launch at about ₹13,500/sq.ft in Q2 2026, showing that branded projects here are no longer budget-priced.
Connectivity
Infrastructure:
- STRR northern section open
- Bengaluru–Chennai Expressway: the 71 km Karnataka section from Hoskote is open
- NH-75 to Whitefield and KR Puram
Development Pattern:
- Large townships alongside plotted layouts
- An industrial and warehousing base
- Social infrastructure still catching up
Market Dynamics
Pricing:
- A wide spread, from older budget plots to branded launches priced close to the city average
- Compare carefully against Whitefield before buying
Growth Catalysts:
- Spillover from Whitefield
- Highway connectivity
- New schools and hospitals as townships fill
Investment Strategy for Emerging Areas
A sensible approach weighs the upside against delivery risk: check infrastructure status yourself, choose developers with a clean record, and invest in stages.
Risk-Reward Analysis
Potential upside:
- Lower entry prices
- Appreciation if infrastructure arrives on time
- A choice of larger homes and plots
Risk Mitigation Strategies:
- Infrastructure check: Use official or news sources to confirm a project is funded and under construction
- Developer Credibility: Check RERA history and past delivery
- Legal Due Diligence: Title, DC conversion, layout approval, khata and encumbrance certificate
- Phased Investment: Do not over-commit to one corridor
Which Areas Suit Whom
For IT Professionals:
- Bagalur / Hebbal side: Close to Manyata and the airport, with metro under construction
- Hoskote: Close to Whitefield by road
For Industrial-Sector Workers:
- Jigani / Anekal: Close to industrial areas
- Bommasandra: Metro already open
For Long-term Land Buyers:
- Doddaballapur: Land on the STRR
- Devanahalli: The most established emerging corridor
Timeline for Infrastructure Development
Infrastructure delivery across these corridors is staggered, and Bangalore projects frequently miss their target dates. Base decisions on what is open, and treat the rest as upside.

Conclusion: Emerging Areas Need Patience
Bangalore's emerging corridors can reward buyers who get in before infrastructure is complete. But the gains depend on that infrastructure being delivered, and timelines in Bangalore often slip.
Do thorough research, check every infrastructure timeline yourself, and choose developers and projects carefully. To shortlist options in these corridors, explore our Bangalore projects or speak to a RealtyWithJ advisor.
