Bangalore Real Estate Market Trends 2026: What Buyers and Investors Should Know
RealtyWithJ Team
Bangalore property advisory
Bangalore's housing market is still growing in 2026, but more slowly and more unevenly than the headlines suggest. Prices are rising in high single digits, sales are roughly flat to modestly up, and unsold stock is growing in some corridors. This guide sets out the numbers we can source, and what they mean if you are buying.
Market Overview: Steady Demand, Rising Supply
In short: demand is steady, prices are still rising, and new supply is growing faster than sales, so buyers have more choice and more room to negotiate than in 2023–24.
Key Market Statistics
The figures below come from published research. Each one is dated, because these numbers change every quarter.
| Metric | Latest figure | Source / period |
|---|---|---|
| Average quoted base price (city) | ~₹9,450/sq.ft (super built-up) | ANAROCK, Q2 2026 |
| Price change | ~8% year-on-year | ANAROCK, Q3 2026 |
| Quarterly sales | ~16,670 units (+12% YoY) | ANAROCK, Q3 2026 |
| Half-year sales | 27,968 units (+5% YoY) | Knight Frank, H1 2026 |
| Half-year launches | 34,749 units (+4% YoY) | Knight Frank, H1 2026 |
| Available (unsold) inventory | ~79,200 units (+34% YoY) | ANAROCK, Q2 2026 |
| Gross rental yield (city) | ~4.6%, highest among major Indian cities | ANAROCK, as reported August 2026 |
Two points stand out. First, launches have been running ahead of sales, so unsold stock is building, especially in East Bangalore. Second, about four in ten new launches in Q2 2026 were priced at ₹1.5–2.5 crore (ANAROCK), so most new supply is aimed at upper-mid and premium buyers.
Top Areas to Watch in 2026
Four corridors draw most buyer interest: Whitefield, Electronic City, and the Hebbal–Devanahalli airport corridor. Each has a different price point and a different infrastructure story.
1. Whitefield: The Established IT Corridor
Whitefield remains one of the city's deepest markets. ANAROCK puts its average quoted base price at about ₹10,850/sq.ft in Q2 2026, with typical 2 BHK rents of ₹30,000–46,000 a month. The area benefits from:
- Proximity to major IT parks (ITPL, Brookfield and the Whitefield–Hoodi belt)
- The Purple Line metro, running through to Whitefield (Kadugodi) since 2023
- A large pipeline of projects from established developers
Note that city averages and new-launch prices are different things. Branded new projects in Whitefield often list well above the area average; several listed on our site start at ₹15,500–16,500/sq.ft. Compare like with like (new launch to new launch, resale to resale).
2. Electronic City: The Value Option
Electronic City is one of the more affordable IT corridors:
- Price: about ₹7,450/sq.ft average quoted rate (ANAROCK, Q2 2026)
- Infrastructure: the Yellow Line metro (RV Road–Bommasandra) opened in August 2025 and runs through Electronic City
- Rents: roughly ₹20,000–31,000 a month for a 2 BHK (ANAROCK, Q2 2026)
3. Hebbal & Devanahalli: The Airport Corridor
Hebbal and Devanahalli make up the airport corridor. North Bangalore took about 31% of city sales in Q2 2026 (ANAROCK). What is driving it:
- Kempegowda International Airport and its Terminal 2
- The Blue Line metro to the airport, now under construction; the airport section is targeted for late 2027
- The northern stretch of the Satellite Town Ring Road (Dobbaspet–Doddaballapur–Devanahalli–Hoskote), open since 2024
Buyers should note that in July 2025 the state government withdrew its plan to acquire about 1,777 acres near Devanahalli for an aerospace park expansion, after a long farmers' protest. The existing aerospace SEZ continues; the larger expansion should not be counted on.
Investment Options by Property Type
The right entry point depends on your budget and how long you plan to hold. The categories below describe what each segment is, not guaranteed returns.
Premium Apartments (₹1–3 Crores)
Typical areas: Whitefield, Sarjapur Road, Hebbal, Thanisandra
Who buys: Working professionals, NRIs
What to watch: Rental yields in these corridors work out to roughly 4% gross on ANAROCK's Q2 2026 rents and prices; capital growth varies widely by project
Luxury Villas (₹3–8 Crores and above)
Typical areas: Sarjapur Road, North Bangalore, Whitefield
Who buys: Senior executives, business owners
What to watch: Lower liquidity on resale; villa yields are usually below apartment yields
Plotted Developments (₹80L–3 Crores)
Typical areas: Devanahalli, the airport corridor, Hoskote
Who buys: Long-term buyers who want land
What to watch: Land title, layout approvals and khata status matter more here than with apartments; plots earn no rent while held
Developer Landscape
A handful of established developers account for a large share of new launches. Track record still matters more than brand: check delivery history on the Karnataka RERA portal.
- Prestige Group: Large pipeline across Whitefield, Sarjapur Road and North Bangalore
- Sobha Limited: Known for in-house construction
- Embassy Group: Commercial and residential projects
- Brigade Group: Projects across price segments
Infrastructure Developments Affecting Property Values
Metro Expansion
Status as of October 2026:
- Purple Line: Fully open to Whitefield (Kadugodi) since October 2023
- Green Line: Extended to Madavara (Tumkur Road) in November 2024
- Yellow Line (RV Road–Bommasandra via Electronic City): Opened August 2025
- Pink Line (Kalena Agrahara–Nagawara): The elevated section was reported ready and awaiting inauguration as of September 2026; the underground section is targeted for March 2027
- Blue Line (Silk Board–KR Puram–Hebbal–Airport): Under construction; trial runs on the ORR section were expected from October 2026 and the airport section is targeted for late 2027, with full completion reported for 2028
- Phase 3 (JP Nagar 4th Phase–Kempapura and Hosahalli–Kadabagere): Approved by the Union Cabinet, with a 2029 target
Homes near metro stations generally rent and resell more easily, but the size of the premium varies by station and is not a fixed percentage.
Road Projects
- Satellite Town Ring Road (STRR): The Dobbaspet–Hoskote stretch is open; the Hoskote–Tamil Nadu border section was reported near completion in 2026; the section through the Bannerghatta eco-sensitive zone is on hold
- Peripheral Ring Road (now the Bengaluru Business Corridor): The first 19.8 km package (Tumakuru Road–Ballari Road) went to tender in March 2026; the full 74 km road is years away
- Bengaluru–Chennai Expressway: The 71 km Karnataka section from Hoskote is open, and an Andhra Pradesh stretch opened in mid-2026; the Tamil Nadu sections are still pending
Investment Strategies for 2026
The right strategy depends on experience and holding period. None of these is a forecast.
For First-Time Buyers
Approach:
- Focus on areas already served by metro or with metro work well underway
- Consider 2–3 BHK apartments in IT corridors
- Budget range: ₹1–2 crores covers most mid-segment launches
- Keep your EMI comfortably within budget; do not count on rent or appreciation to cover it
For Experienced Investors
Approach:
- Weigh rental yield (roughly 3.5–4.5% gross in most corridors) against your borrowing cost
- Consider plots in emerging areas only after title and approval checks
- Look at pre-launch offers only from developers with a clean RERA delivery record
For NRI Investors
Considerations:
- RERA-registered projects only
- Areas with steady rental demand (IT corridors)
- A local property manager or trusted representative
- FEMA and tax rules for NRIs (see our NRI guide)
Market Challenges
Rising Supply
Challenge: Unsold inventory in Bangalore rose sharply year-on-year in Q2 2026 (ANAROCK), led by East Bangalore
Impact: More choice for buyers and more scope to negotiate, but slower resale in oversupplied pockets
Mitigation: Compare several projects in the same micro-market before committing
Interest Rates
Challenge: On 7 October 2026 the RBI raised the repo rate by 25 basis points to 5.50%, its first hike since 2023, and moved to a "calibrated tightening" stance
Impact: Floating-rate home loan EMIs are likely to edge up
Mitigation: Test your EMI at a rate 1–2 percentage points above today's offer
Construction and Delivery Risk
Challenge: Infrastructure timelines in Bangalore routinely slip (the Pink and Blue Lines and STRR have all missed earlier targets)
Mitigation: Price in today's infrastructure, not promised infrastructure
Regulation
RERA: Check registration, quarterly updates and complaint history on the Karnataka RERA portal
Khata: Check e-Khata and A-khata status, especially for plots and independent homes
GST: Under-construction homes attract GST; ready-to-move homes with an occupancy certificate do not
Outlook
Near Term (6–12 months)
- Prices: JLL has forecast 10–12% price growth for Bengaluru in 2026; ANAROCK's Q3 2026 figure was about 8% year-on-year
- Supply: Launches are expected to stay high, especially in the premium segment
- Demand: Office leasing, led by global capability centres (GCCs), continues to support housing demand
Medium Term (2–3 years)
- Infrastructure: The Blue Line to the airport, the Pink Line and Metro Phase 3 are the big ones to track
- Transparency: RERA and digital land records continue to make due diligence easier
Projects to Look At
If you are researching the corridors above, these listings on our site are a starting point. Check the current price, RERA status and possession date on each project page.
- Prestige Gardenia Estate: Devanahalli, under construction
- Sobha Royal Pavilion: Gunjur, off Sarjapur Road / Varthur, under construction
- Godrej MSR City: Devanahalli, pre-launch
Areas to Watch
- Hoskote: STRR and the Bengaluru–Chennai Expressway meet here, and large townships are launching
- Kanakapura Road: Served by the Green Line to Silk Institute
- Tumkur Road: Green Line extended to Madavara; the first PRR package starts here
Conclusion
Bangalore's market in 2026 is healthy but no longer one-way. Prices are still rising, rental yields are among the best of India's big cities, and supply is plentiful.
Key Takeaways:
- Use dated, sourced figures, and compare new launch to new launch
- Price in infrastructure that is open or well underway, not promised
- Buy RERA-registered projects from developers with a clean delivery record
- Plan to hold for the long term
